With
the population of Twin Falls, Idaho passing 40,000 in
2006, it has become a City and real estate prices continue to hold steady
according to recent Multiple Listing figures.

Recent
Twin Falls construction projects include St.
Lukes Magic Valley Hospital, New High School, JayCo Trailer and
WalMart will require approximately 5000 additional employees
for the City of Twin
Falls, Idaho.
Through September 2007, year to date the average sold price of single
family homes has risen 21.6%.
The
law of supply and demand is at work in Twin Falls County.
Prices for houses under construction that will sell for under $200,000
are holding steady. In some of the most desirable areas, new homes have
appreciated between 30 and 40 percent over the two years.
Twin
Falls remains the most desirable place to live, but people are
viewing nearby towns such as Kimberly, Filer and Jerome as excellent alternatives
since homes there are a bit more affordable. In fact, from the east side
of Magic Valley to the west, real estate continues to move briskly.
A
combination of factors are driving up house prices.
Land
is the driving force right now — raw development ground. There is
huge appreciation with any kind of land that has development potential.
Some
lot prices have almost doubled in the past four years. In just the past
year and a half, some lots in good locations have increased by up to 60
percent.
But
besides the cost of land increasing, so has the cost of materials. For
example, electrical wiring increased by almost 400 percent.
